How long does an inspection take?
About three hours for a 2,000 sq ft home. Add-ons like the pool or sewer scope happen during the same visit.
Should I be there?
Come for the last half hour. I’ll walk you through what I found while it’s in front of us.
What’s the difference between a 4-point and a home inspection?
A 4-point covers only the roof, electrical, plumbing, and HVAC, on the form your insurer wants. A home inspection covers the whole house and is what protects you as a buyer.
Does a wind mitigation report transfer to the new owner?
Yes. It’s tied to the house and most carriers accept it for five years.
Do you inspect new construction?
Yes, including pre-drywall and final walk-throughs. Builders miss things too.
Do you inspect condos?
Yes. We inspect the unit and everything it owns: the AC, water heater, electrical, windows, and plumbing.
